Routine Property Inspections
At All About Real Estate, routine property inspections are carried out to ensure the property is being well maintained and to identify any repairs or maintenance that may be required. These inspections help protect the property’s condition while ensuring a comfortable living environment for tenants.
What Happens During an Inspection
- Property Condition: During the inspection we will check the general condition and cleanliness of the property. A basic cleaning guide is provided below to help you prepare.
- Photos for Records: Photographs may be taken to document the overall condition of the property and record any maintenance concerns.
- Maintenance Issues: If you have noticed any maintenance problems, please leave a note on the kitchen bench or notify our office before the inspection.
Pets During Inspections
If you have pets at the property, please notify our office at least four days before the scheduled inspection. This allows us to ensure the inspection can be completed safely. You may choose to:
- Secure or restrain your pet if you plan to be home during the inspection.
- Arrange for the pet to be kept away from the property so the inspection can be completed without interruption.
General Cleaning Checklist
To help ensure the property is ready for inspection, please review the following general cleaning checklist.
Interior Areas
- Clean windows, window sills, and flyscreens
- Wipe down walls where necessary
- Ensure curtains and blinds are clean and presentable
- Clean doors and door frames
- Dust and clean light fittings
- Vacuum carpets and clean or mop hard floors
- Remove all rubbish from the property
Exterior Areas
- Remove oil stains or marks from driveways, garages, and paths
- Keep lawns mowed and gardens tidy
- Remove cobwebs from outside walls, eaves, and entry areas
Room-Specific Cleaning
Kitchen
- Clean the stove, cooktop, and oven
- Wipe down kitchen cupboards, splashbacks, and benchtops
- Clean the sink and taps
Bathroom
- Remove mould from tiles, walls, and ceilings where possible
- Clean the vanity, basin, bath, toilet, and shower area
- Remove soap residue from shower screens and tiles
Laundry
- Ensure laundry tubs and surrounding areas are clean
Important Information
- Tenant Responsibility: Any damage caused by the tenant must be reported and may need to be repaired at the tenant’s expense.
- Preparation: Following the checklist above will help the inspection process run smoothly.
